Gloved hands resealing a gutter corner seam

The common gutter repairs

Resealing seams, corners and end caps. Water leaking from a corner or dripping from an end cap is the most frequent call. The joint is cleaned to bare metal, dried and sealed from inside the trough with a gutter-grade sealant; a badly made miter is replaced rather than patched.

Re-pitching and re-hanging. A gutter that holds standing water after a storm has lost its fall toward the downspout, usually because hangers have pulled loose. The run is lifted back to a chalk line, new hidden hangers are screwed into the fascia at closer spacing, and the outlet end is checked for a low spot.

Hanger replacement. Older homes often still have spike-and-ferrule hangers, long nails driven through a sleeve into the fascia. They back out with every freeze-thaw cycle and snow load. Replacing them with screw-in hidden hangers is a small job that stops the sag from coming back.

Dented or crushed sections. Hail, a ladder or snow sliding off a metal roof will flatten a stretch of gutter. On seamless gutters a section can be cut out and a matching piece spliced in with sealed joints; on sectional gutters the damaged length is swapped.

Downspouts. Loose straps, separated elbows, crushed bottoms and clogged outlets are quick fixes, and a good repair visit ends with every downspout discharging at least 5 feet from the foundation, as the Colorado Geological Survey recommends for expansive soils. See downspouts and drainage.

Why gutters fail here: freeze-thaw, snow load and hail

Colorado Springs gutters do not fail from rain volume; the airport averages only 15.91 inches of precipitation a year. They fail from temperature swings and impacts. The airport records 159.7 nights a year at or below 32°F, and on many winter days a gutter thaws in the afternoon sun and refreezes at night, working every seam and every hanger (NOAA 1991–2020 normals). Snow is 32.5 inches a year at the airport, concentrated in March (5.7 in.) and April (5.5 in.) when it falls wet and heavy; on the Palmer Divide the Monument station records 121.1 inches. Ice in the trough and snow sliding off the roof are what bend gutters and pull hangers.

Then there is hail. The July 28, 2016 storm produced 84,500 insurance claims across the east side, the June 13, 2018 storm dropped 3-inch stones on Fountain and south Colorado Springs, and June 2023 was the wettest June on record with golf-ball hail on June 21. Dents on the front face are usually cosmetic; dents at corners and hangers, and runs knocked out of pitch, need repair. After a storm, ask the company to photograph every run before work starts, and ask your insurer what your policy covers.

Repair or replace? One or two problem spots on gutters that are otherwise straight and sound: repair. Leaks at most joints after a prior resealing, sag along most runs, rust in the trough or soft fascia behind the gutter: price a replacement as well, and compare. A whole-house repair list can approach the cost of new seamless gutters.

What a repair visit should include

  1. Inspection from the ladder, not the lawn

Standing water, pulled hangers, failed sealant and soft fascia are only visible up close. Ask for a short written list of what was found, with photos.

  2. Clearing the trough and outlets

Seams cannot be sealed and pitch cannot be read in a gutter full of needles and shingle grit, so the problem runs are cleared first. Ask whether that is included or billed separately.

  3. The repair itself

Sealant that is rated for exterior metal and cold weather, hangers screwed into solid wood, splices lapped in the direction of flow, downspouts re-strapped and extended.

  4. A water test

Running a hose into the far end of each repaired run shows whether it drains and whether the joints hold, before the ladder goes back on the truck.

Colorado has no state contractor license for gutters. PPRBD licenses only work that requires a permit, has no gutter license class, and gutters do not appear in its permit lists; its code exempts roofing and siding repairs under 100 square feet outright. Stand-alone gutter repair therefore generally needs no PPRBD permit or license; confirm with PPRBD for your project. What you can ask for is proof of liability insurance and workers’ comp, and the workmanship warranty on the repair in writing. The permit explainer covers the detail.

Gutter repair FAQ

Can gutters be repaired, or do they have to be replaced?

Most problems are repairable: a leaking corner or end cap is resealed, a sagging run is re-hung on new hidden hangers and re-pitched, a crushed section of seamless gutter is cut out and spliced, and a loose downspout is re-strapped. Replacement makes sense when leaks, sag and dents run the whole length of the house or the fascia behind the gutter has rotted. See our replacement page for that line.

Why is my gutter corner leaking?

Corners are the most common leak on any gutter. A mitered corner is riveted and sealed, and the sealant works through 159.7 freezing nights a year (NOAA 1991–2020 normals, Colorado Springs airport) until it cracks. The fix is to clean the joint to bare metal, dry it and apply a gutter-grade sealant inside the trough; on a badly made corner the miter itself is replaced. Resealing a seam typically starts around $100.

How much does gutter repair cost in Colorado Springs?

Typical ranges run $194–$643, about $400 on average, with resealing a single seam from about $100 (HomeAdvisor, 2026). Height drives the price: a two-story rear gutter over a walk-out costs more than a ranch eave. Many companies carry a minimum service charge that covers several small fixes in one visit, so list everything you have noticed before the truck arrives. These are estimates, not quotes.

Do I need a permit for gutter repair in Colorado Springs?

Generally no. Colorado has no state contractor license for gutters, and the Pikes Peak Regional Building Department licenses only work that requires a permit, has no gutter license class, and does not list gutters among its permit types; its code also exempts roofing and siding repairs under 100 square feet. Confirm with PPRBD for your project. Ask the repair company for proof of liability insurance and workers’ comp instead.

Why do gutters sag in Colorado, and can it be fixed?

Snow and ice are the usual cause. The airport averages 32.5 inches of snow a year with March (5.7 in.) and April (5.5 in.) the heaviest, and Monument records 121.1 inches (NOAA 1991–2020 normals). Wet spring snow sliding off the roof and ice building in the trough pull old spike-and-ferrule hangers out of the fascia. The repair is new screw-in hidden hangers at closer spacing, re-pitching toward the downspouts, and checking the fascia is sound.
